Fixed assets: Capital Works Depreciation Schedules
We need more flexibility in depreciation schedules to add Second Hand Capital Works Assets for rental properties.
When you buy a second hand rental property, the capital allowances available under Div 43 needs to be calculated on the original cost, however, the total amount remaining to be claimed will be less than this original amount. Fixed Assets in Xero does not currently allow for this. We need to calculate the depreciation on a straight line basis based on the original cost, not what we paid for it and we need to be able to include an opening written down value, even though it was acquired in the current year.
For example: client buys a 20 year old house as a rental property on 1 October 2022. The original capital works cost $100,000, however, only $50,000 is remaining to be claimed over the remaining 20 years at 2.5% on the original cost, (i.e. $1,875 in the first part year and then $2,500 per year thereafter.) If we register the asset as a new asset purchased this year, Xero does not allow us to put in an accumulated depreciation amount of $50,000.

If you put the original cost but a used from date as settlement date it seems to calculate correctly however the CWDV is still wrong

After using other software that allowed for this, I can't understand why Xero doesn't have it as a feature.

We have found this too. I feel Xero must already have a solution for this, if anyone is able to share?
