MTD for IT - Allow more than 10 tracking options for Landlords
Currently for businesses there is a restriction to report 10 categories for landlords. I have landlords with more than 10 properties and who want to report by property but the MTD submission won't allow more than 10.
Please can this be increased for landlords with a large property portfolio
🌟 Thanks so much for sharing your idea with us, and for taking the time to explain how increasing the number of tracking options for MTD for Income Tax could make managing larger property portfolios easier in Xero.
We’ve reviewed your idea and moved it to Gaining Support so other community members can vote and comment on how this could improve their experience too. This helps our product team get a better understanding of the interest in this feature, the different customer scenarios it would support, and the impact it could have for those managing property income through MTD for IT.
If you know others this could help, feel free to share the idea with them so they can add their support as well.

Hi Mandy,
Thank you.
As the client completes all of their day-to-day bookkeeping themselves, it's honestly been like pulling teeth just getting them comfortable with selecting a property from a single drop-down list! 😅 I don't think they would cope with having to choose between two different options each time they enter a transaction – I think that would just make things too complicated for them.
If I'd known about this limitation before setting them up on Xero, I could have structured everything differently from the outset, which would have made life much easier.
Thanks again for your help – I really appreciate it.

I second this comment. Please increase the number of properties for MTD. I've been with Xero since 2019 and found it efficient but now, I've just had to combine several properties meaning half of the benefit of Xero (which I'm afraid I already find expensive comparitively) - ie the ability to track costs per property and so analyse my portfolio in real time effectively is lost. You've forced me to add complexity and lack of clarity rather than making things simpler and clearer which are factors you market on. Please look at what the National Residential Landlords Association is doing with their Portfolio and link up now with Taxd. No restriction there on number of properties and it's a fraction of the cost. I'm afraid I'm very disappointed in Xero and am at a loss to understand why you have placed this restriction and made yourselves less competitive. NRLA has 110,000 members. Please do increase the number of properties allowed immediately. Thank you!

I have the same issue, a client with 14 properties, some 50:50 with husband and some 100% owned by her. The work around we have is to set up a second tracking category for ownership with the two options we need 50:50 and 100% owned. It means we need to allocate two tracking categories to each transaction, one for ownership and one for the individual property so not ideal for transaction processing. A better option would be to be able to group tracking categories on the MTD for IT screen - so select a 50% split and tick all the individual property names that his applies to, then a 100% option and tick all the properties to be included as 100%. This would seem easier than adding a % against each individual property.

I have a landlord that has 25 shared ownership properties - how are we supposed to report correctly with only 10 tracking options??

Currenty you can only have 10 tracking options for MTD IT - this means that clients with more than 10 properties are unable to track per property and allocate the required ownership %ages for their MTD returns.
This number is too small for many and needs increasing please! -

Hi, I'm up against the same problem. I have a client who has 16 tracking categories for MTD. This is a flaw in product, which stops me submitting an MTD return. Is there any further update? I need to do a percentage share on each property for a husband and wife. Thanks.
