XPM Report Builder – Add Detailed Rental Property Schedule Fields for Practice-Wide Reporting
It would be extremely useful if Xero Practice Manager Report Builder could access and report on the detailed rental property schedule information already contained within Individual Tax Returns in Xero Tax.
At the moment, the only rental property information available through Report Builder is the aggregated Net Rental Profit/Loss (Net Rental Income) at the individual tax return level. The underlying property-level rental schedule details and individual income and expense amounts are not available for reporting.
We would like Report Builder to allow practices to extract rental property details such as:
Client name
Property address
Gross rental income
Interest on investment property loans
Property management/agent fees
Council and water rates
Insurance
Repairs and maintenance
Depreciation
Capital works deductions
Other rental deductions
Net rental profit/loss by property
Where a client owns multiple rental properties, it would also be helpful if each property and its associated income and expenses could be separately identified in the report/export.
The key benefit would be the ability to create a practice-wide report, exportable to Excel, using information that is already contained within Xero Tax.
This would allow accounting practices to analyse their client base more efficiently and identify tax planning, property, wealth and lending opportunities. For example, practices could identify clients with multiple investment properties, significant investment debt and interest costs, high property management expenses, substantial rental losses, or other areas that may warrant further review.
There is currently an existing Product Idea to generate an XPM report listing clients with rental properties. This request goes a step further by asking for the actual property-level rental schedule fields and dollar amounts to be made available within Report Builder, rather than simply identifying whether a client has a rental property.
Making these fields available would significantly reduce the need to manually open and review individual client tax returns and rental schedules when conducting practice-wide analysis.
